What if I have multiple vacancies at the same time?

You can update Patty's criteria anytime through your dashboard. Changes take effect immediately, so new conversations will reflect your updated requirements while preserving existing scheduled showings.
Can I control when Patty schedules showings?
Absolutely. You set your available showing times during setup (e.g., "Weekdays 5-7pm, Saturdays 10am-4pm"). Patty only books qualified prospects during these times and automatically sends you confirmation details.

Currently, Patty operates independently with her own dashboard and notification system. Integration with popular property management platforms is on our roadmap for 2025. For now, Patty complements your existing tools perfectly.
Can I use Patty with my existing listings on Zillow, Facebook, etc.?
Yes! Just add Patty's dedicated phone number to your existing listings. You don't need to change platforms or create new posts. Patty works with prospects regardless of where they found your listing.
What happens to prospects who were already in contact with me?
You can continue handling existing conversations yourself, or introduce prospects to Patty for scheduling and follow-up. Most landlords start fresh with new listings and gradually transition existing prospects as needed.

Is Chatty Patty compliant with Massachusetts rental laws?
Yes. Patty is programmed with Massachusetts rental regulations and fair housing laws. She automatically accepts Section 8 inquiries, doesn't ask prohibited questions, and treats all prospects equally regardless of protected characteristics.
What about fair housing compliance?
Patty strictly follows fair housing guidelines. She focuses only on legitimate rental criteria (income, credit, rental history) and never asks about or considers race, religion, family status, disability, or other protected characteristics.
Who owns the conversation data?
You do. All conversations between Patty and prospects belong to you. We store them securely for your access through the dashboard, but we don't use your data for any other purposes. See our Privacy Policy for complete details.

What if Patty goes down or has technical issues?
Our system has 99.9% uptime with automatic failover systems. If there's ever an issue, you're notified immediately and calls/texts are temporarily forwarded to your phone so you don't lose prospects. We also provide immediate status updates.
Can prospects tell they're talking to an AI?
In our testing, most prospects don't realize Patty is AI. She introduces herself naturally ("Hi! I'm Patty, the assistant for this property") without emphasizing the AI aspect. Her responses are conversational and context-aware.
What phone carriers does this work with?
Patty works with all major US carriers (Verizon, AT&T, T-Mobile, etc.). Prospects can text from any phone, smartphone or basic cell phone. The system uses standard SMS technology for maximum compatibility.
Pricing & Billing
Is the $199 price per property or per listing?
Per listing. Each time you have a vacancy and need Patty's help, it's $199. If you have the same property become vacant again later, that's a new listing requiring a new setup. Multiple concurrent vacancies each get their own Patty.
Are there any monthly fees or hidden costs?
No. The $199 is a one-time payment that covers everything—setup, dedicated phone number, unlimited conversations, dashboard access, and support until you find a tenant. No monthly fees, no per-text charges, no surprises.
What payment methods do you accept?
We accept all major credit cards, debit cards, and ACH bank transfers through our secure payment processor. Payment is processed immediately, and Patty is typically ready within 30 minutes.
Do you offer discounts for multiple properties?
Currently, each listing is priced individually at $199. However, we're developing volume pricing for property managers with multiple simultaneous vacancies. Contact us if you regularly have 5+ vacancies per month.
